Phase one: the consultation
Every project begins at your property. We walk the site, listen to your goals, and talk honestly about scope, feasibility, budget, and fit before anything is drawn. This is where we share honest cost ranges, flag site realities such as hillside conditions or utility constraints, and answer everything you ask plainly. There is no pressure and no obligation, and if we are not the right team for your project, we tell you here.
Phase two: design and permitting
Design starts from listening and moves through concept sketches into refined plans and photorealistic 3D renderings, so you see your home before it exists. Because a builder sits inside our design process, every decision is pressure-tested against structure, cost, and code as it is drawn, and the budget we agreed on stays in the room. Nothing moves forward until it feels exactly right to you.
When the design is approved, we prepare the complete permit-ready construction documents and manage the entire approval process with your city, including plan checks and corrections. Permitting is often the slowest part of any build, and managing it in-house is how we keep it moving.
Phase three: construction
The same team that drew your home builds it, under our own general contractor licenses: California CSL 1079184 and Florida CGC1535040. Expect disciplined site management, a clean and respectful job site, clear communication at every milestone, and uncompromising craftsmanship, until the vision and the finished home are one and the same.
Throughout, you have one point of contact and one accountable team, from the first sketch to the final walkthrough.

How long does each phase take?
Design depends on how quickly decisions come together, permitting varies by city, and construction depends on scope. We set a realistic schedule at the consultation and keep it updated at every milestone.
How involved will we be?
As involved as you want to be. Major decisions are always yours, renderings make them easy to see, and nothing advances without your approval.
What if we already have plans?
Bring them. We review outside plans honestly for constructability and cost, and we will tell you plainly what it takes to build them well.
