Our new custom homes range from roughly $750,000 to $5 million and beyond. The spread is wide because custom means custom: a home drawn around your land, your program, and your standards can be an efficient family residence or a hillside estate with a cascading pool, and everything in between.

Every figure on this page is a range, not a quote. Each project carries its own site conditions, scope, and finishes, and the honest number for yours comes from a conversation, not a webpage.

Where the money goes

Three forces set the number. First, size and site: square footage matters, but so does what the land demands, and hillside lots, difficult access, soils, and utility work all add real cost before the first wall rises. Second, structural and architectural complexity: long spans, walls of glass, and multi-level forms cost more than simple volumes, and they are often exactly what makes a home extraordinary. Third, finishes: the difference between beautiful and bespoke is a meaningful part of any luxury budget, and it is the part you control most directly.

We begin every custom home with a candid budget conversation, then design to the number we agree on. Along the way, 3D renderings let you see exactly what each decision buys before it is built. Does a hillside lot cost more to build on?

Generally yes. Foundations, retaining, access, and engineering all work harder on a slope. Hillside construction is a specialty of ours, and we assess what your lot demands honestly at the first meeting.

How do you keep a custom home on budget?

By designing to an agreed number from day one, pricing decisions as they are drawn, and telling you the truth early when a wish and a budget do not align.
